The Government of South Australia is seeking feedback on a draft proposal to rezone a parcel of land in the City of Playford council area to enable the site to be developed for new housing.

The community is invited to this online information session to learn more about the John Rice Avenue Elizabeth South Residential Code Amendment and ask any questions.

The session is hosted by the Planning team from Planning and Land Use Services, part of the Department of Housing and Urban Development.

As this is an online session, the Zoom event link will be shared with registered participants in the lead up to the event.

About the draft Code Amendment

The 12.1 ha Affected Area in the Code Amendment includes 9.1 ha (the primary site) owned by Renewal SA and approximately 3 ha of adjacent open space owned by the City of Playford, which is included to consider how it could be best utilised to support a new residential community.

The primary site is situated south of John Rice Avenue, Elizabeth South between Philip Highway and Commercial Road, opposite the Lionsgate Business Park (former Holden factory site). The site has a long-standing Employment zoning, but the land has never been developed for commercial or industrial purposes.

The proposed rezoning presents an opportunity to increase the supply and variety of housing within an existing, well serviced residential area in the fast growing northern suburbs. Subject to final design and investigation, it’s envisaged approximately 300 homes could be constructed on the primary site.

The land rezoning is part of the South Australian Government’s Housing Roadmap, which seeks to increase the supply of land to create more homes for South Australians.
